Tuscany accounts for 32.2% of homes worth over 1 million euros in Italy

Every Italian province has at least one property for sale on idealista valued at one million euros or more, but the distribution across the country is far from uniform. In fact, over 30% of properties priced between one and three million euros are concentrated in Tuscany. The top three in the ranking are Lucca (9.5%), Milan (8.2%), and Florence (7.8%). Rome is slightly further behind (6.9%). Let's explore the situation across the rest of the country with a report from idealista/data.

Luxury homes for sale in Italy

As of November 2024, there were 18,396 listings published on idealista for properties with a price of one million euros or more. The area with the highest concentration of luxury homes is the province of Lucca (9.5% of the total millionaire properties), attracting attention for the timeless charm of Versilia. The province of Milan (8.2%) does not keep pace, followed closely by Florence (7.8%).

Rome and its province rank fourth (6.9%), just ahead of Brescia (4.4%), a region particularly attractive around Lake Garda. Two other Tuscan provinces make it into the top ten, with Siena in sixth place (4.1%) and Grosseto in seventh place (3.3%). The top ten is rounded off by Sassari (2.8%), Como (2.7%), and Pisa (2.6%).

Conversely, the provinces with the fewest properties for sale above one million euros (fewer than ten) are Vercelli, Campobasso, Foggia, L'Aquila, Pordenone, Potenza, Ferrara, Gorizia, Reggio Calabria, Vibo Valentia, Oristano, Sondrio, Nuoro, Benevento, Caltanissetta, Isernia, Lodi, Avellino, Catanzaro, and Enna.

Ultra-luxury homes for sale in Italy

The situation changes further when we look at an even higher segment, that of ultra-luxury properties, defined as homes for sale with a price exceeding 3 million euros. In total, there were 2,813 active listings on idealista as of November 2024. In this case, Lucca’s share of the total increases, with the province showing the highest concentration, at 15.5%. This time, the top three is entirely Tuscan, with Florence in second place (10.7%) and Siena in third place (7%).

The other provinces that complete the top 10 are Milan (5.7%), Rome (5.4%), Como (5.3%), Brescia (4.9%), Sassari and Grosseto (4%), and Imperia (3.3%). In contrast, 18 Italian provinces had no properties for sale worth over 3 million euros as of November 2024.
