
The Italian luxury market is driven by India, the USA, and Switzerland. According to the annual Luxforsale observatory, the largest number of luxury properties is in Lombardy and Tuscany; abroad, the United Arab Emirates, which for the first time are among the countries with the highest number of international visitors. The most sought-after property is in Trentino-Alto Adige.
Luxury homes Italy: Interest from high-spending foreigners
Among the users of the Luxforsale platform, 43 per cent come from abroad, an increase of 18 per cent compared to last year. In particular, India (10.3%), the United States (5.59%), and Switzerland (2.94%) represent the main countries of origin of visitors, with notable increases in online traffic from Brazil, rising from 0.68% to 1.06%, the United Kingdom, now reaching 0.86% compared to the previous 0.60%, and the United Arab Emirates, entering for the first time among the top ten countries with 0.64%.
The Luxforsale Observatory is based on over 2,000 real estate operators worldwide from April 2023 to March 2024. The properties on the portal, which are the focus of the survey, number around 2,900, of which 91% are in Italy. All are characterised by a selling price exceeding 500,000 euros or a monthly rental fee of not less than 1,000 euros.
Luxury properties in Italy and abroad
Lombardy is the most represented region for luxury properties with 578 properties for sale. In second place is Tuscany (422), followed by Puglia (247), Liguria (242), and Sardinia (180). The average price of properties for sale in Italy is 1,628,639 euros, with the cities of Rome, Monza, Milan, and Olbia emerging as hotspots for the purchase of luxury properties in Italy. Veneto stands out for the highest average property value, amounting to 3,308,480 euros, followed by Tuscany (2,474,800 euros) and Lazio (2,008,641 euros).
The list of luxury properties abroad sees the United Arab Emirates leading with 169 properties, 163 of which are in Dubai alone. In second place is Malta and third is Brazil. Subsequent positions are occupied by Albania, one of the most surprising states in the luxury property market, France, and Greece.
A more specific analysis of ultra-luxury properties, characterised by a value exceeding 10 million euros, indicates that there are 32 properties in this niche category on Luxforsale. Of these, 31 are in Italy and one abroad, in the British Virgin Islands. The dream homes in Italy are located in Tuscany (6), Sardinia (5), Lazio (4), Liguria (4), Emilia Romagna (2), Lombardy (2), and Veneto (2). Campania, Piedmont, Umbria, Puglia, and Sicily each have one.
The most sought-after luxury homes in Italy
But which are the most coveted luxury properties? The Luxforsale survey reveals that the most visited property by users in Italy is in Sanremo, on the Ligurian Riviera. In second place is a residence in Tufino, Campania, and another property in Liguria, specifically in Bergeggi. However, the most requested by investors is a villa in Trentino Alto-Adige, in Pozza di Fassa. Internationally, the most visited property is in Leipsoi, Greece, where the most requested villa is also located. Completing the podium are a villa in Karpathos and a castle in Chlum u Třeboně, Czech Republic.
Regarding Italy, the Observatory shows that the regions with the highest number of visitors on Luxforsale are Lombardy (19.93%) and Lazio (10.08%), thanks to the continued attraction of Milan and Rome, not only as economic, cultural, and tourist centres but also as hubs of the luxury real estate market. They are followed by visitors from Piedmont (4.77%), Sicily (3.88%), and Campania (3.47%).
