Complicated times for those looking for a house to rent. Inflation on the one hand, and falling housing stock in the rental market on the other, are making the search for an affordable rental property a real challenge. Therefore, idealista/news has analysed which areas in major Italian cities have the lowest rents per square metre for those looking for a rental property. Let's discover the picture that emerges.

The districts with the lowest rents

The price of rents in Italy fell by 2.2% in October compared to the previous month to stand at 12.7/€m2. But the figure could be misleading if not put in context with the year-on-year trend, which shows average values across the country rising by as much as 12.3% compared to the same period in 2022.

But, of course, the situation is not identical across the whole of the Boot and the situation changes depending on the city taken into consideration and depending on the areas of the city property markets (Bologna, Bari, Palermo, Naples, Florence, Rome, Milan, Turin).

The podium of the areas with the lowest rents in the main Italian capitals is all in the hands of Palermo: Oreto-Falsomiele-Villagrazia (6.45 €m2), Altarello-Calatafimi-Montegrappa (6.92 €m2) and Uditore-Noce-Zisa (7.06 €m2). Rental prices within the 8€/m2 limit also in the districts of Cruillas-Resuttana-San Lorenzo (also in the Sicilian capital) and Barriera di Milano-Regio Parco-Rebaudengo (Turin).

In Naples, the area with the lowest average rents is Chiaiano-Zona Ospedaliera-Scampia (8.75 €m2), while in RomeRoma est-Autostrade (10 €m2) stands out. In Bari, on the other hand, those who want to save on monthly rent should look for a house for rent in Picone-Poggiofranco (10.69 €m2).

The least expensive district in Florence, on the other hand, is Rifredi, where the average detected is 14.95 €m2. While in Milan, those looking for the most affordable area in the city should turn to the advertisements of houses for rent in Baggio (15 €m2). Enquiries are more expensive in Bologna, where Costa Saragozza is the least expensive city area (15.69 €m2).

The trend in rental prices

There are only four districts in major Italian cities in which negative changes were recorded compared to the same period 12 months ago. These areTrigoria-Castel di Leva in Rome (-7.8%), Cavoretto-Borgo Po in Turin (-6.1%), San Vitale-Massarenti in Bologna (-3%) and Lido di Ostia (-0.2%).
