Italy's well known Superbonus 110% is changing again under the new Meloni government. According to the latest news, Italy's new Prime Minister is considering a rate reduction and a possible extension of the deadline. Superbonus 110% Meloni: latest news

According to the latest news, the Meloni government plans to change the Superbonus 110%. Recall that 31st December 2022 is the deadline for the extension of the Superbonus 110% for detached houses. While for condominiums, the rate will be lowered to 70 per cent from 1 January 2024 and then to 65 per cent in 2025.

Superbonus 110 with the Meloni government will be "revisited" as announced by the newly appointed undersecretary to the Presidency of the Council, Alfredo Mantovano, on a visit to Norcia. "It deserves it above all because of the negative effects it has produced on this territory, diverting a part of the entrepreneurship from being attracted to this type of work".

Giorgia Meloni's executive could lead to a review of the entire tax bonus mechanism, introducing a "single bonus" with a rate of around 80%. The alternative would be to tie the deduction percentage to the type of property, main or second home, single-family or condominium. Or tying it to income or ISEE to reward people with lower incomes who renovate a first home.

Also thorny and still open, despite the changes introduced, is the issue of fraud. In fact, the mechanism of credit assignment has not yet fully kicked in. While the percentage offered by the banks has fallen, if it used to be around 105%, it is now around 95%.

What is the superbonus 110%?

The superbonus is a deduction of 110% of the expenses incurred from 1st July 2022 onwards for energy efficiency measures and those reducing the seismic risk of buildings (the so-called supersismabonus).

The superbonus is aimed at work such as:

  • thermal insulation interventions 
  • replacement of winter air conditioning systems on a shared buildings
  • replacement of winter air-conditioning systems on single-family buildings or on the building units of functionally independent multi-family buildings
  • earthquake-proof work.

The Superbonus 110% is also designed for a whole series of other energy efficiency improvement schemes at home:

  • energy efficiency interventions
  • installation of photovoltaic solar systems and storage systems
  • infrastructure for recharging electric vehicles
  • interventions to eliminate architectural barriers.

When does the 110% Superbonus end in Italy?

The expiration date for the Superbonus 110% is 31st December 2022 for the real estate units of natural persons, outside the activity of a business, always and when 30% of the works have been reached by 31 September 2022.

The following deadlines apply to condominiums, natural persons owning buildings consisting of two to four real estate units stacked in different forms.
