
We're taking a look at the most expensive cities to rent in Italy in 2022, specifically the most expensive areas to rent a house in each of Italy's main cities. To find out, idealista/news has prepared an interactive map that shows how Milan is the most prohibitively expensive city for properties in prestigious districts, even more so than the historic centre of Rome. Let's find out the situation city by city, according to data taken from the property listings published on idealista in April 2022.
Milan
The highest rent in Italy is recorded in Milan. In the historic centre the average price to rent a flat is 27.50 euros/m2. Looking at some specific areas and the most expensive in Milan to rent property, in Brera-Montenapoleone you'll find average prices of 31.80 euros/m2 and as much as 27.40 euros/m2 for those who want to live in the Duomo-Castello area.
Average rents are also very high in the Garibaldi-Porta Venezia area (22.40 euros/m2), especially in Moscova-Repubblica (26.30 euros/m2) and Monforte-Palestro (25 euros/m2). There are is also high demand and therefore rising prices in the Fiera-De Angeli (20.90 euros/m2), Navigli-Bocconi and Porta Vittoria areas (20.50 euros/m2 for both).
Rome
In the capital, as is easy to imagine, the most expensive area to rent a house is the Centre (22 euros/m2), with the peak being reached in the Piazza del Popolo-Piazza Navona-Quirinale quadrant (24.40 euros/m2).
Also worthy of note are the prices in Prati, where the average rent reaches 17.50 euros/m2 for rental listings published on idealista. In detail, the most expensive area is near Borgo Pio, where average prices are around 18.20 euros/m2. In the Parioli area, on the other hand, average rent is 16.50 euros/m2, with peaks of 18.50 in the Pinciano district and 17 euros/m2 in Salario.
Turin
The situation in Piedmont's capital is decidedly different and makes Turin one of the cheapest cities in Italy. In Turin the highest prices per square metre are recorded in the Centro-Crocetta area (10 euros/m2) and in the Cavoretto-Borgo Po area (9.70 euros/m2). Buying a house in Turin, even in prestigious areas, is considerably cheaper than in Rome and Milan.
Florence
Average rents are markedly higher in the Tuscan capital, where the most expensive area, as you can easily imagine, is the centre, where those who post a property listing for a house to rent on idealista ask, on average, for 17.10 euros/m2. Rental prices are also high in Campo di Marte, where owners ask 13.50 euros/m2 for rented properties.
Bologna
In Bologna, on the other hand, things are a little cheaper. Once again, the most expensive area to rent a flat is in the historic centre (16.40 euros/m2), followed by San Vitale-Massarenti, where average rental prices reach 15 euros/m2. Also of note is the average rent in Navile-Bolognina (14.30 euros/m2) and Costa Saragozza (13.30 euros/m2).
Bari
You will find lower rent in Bari, and along with Turin, it is one of Italy's cheapest cities to rent a flat. The most expensive area to rent in Bari is Murat (9.80 euros/m2). Also worth mentioning is Carrassi-San Pasquale with an average rental price of 8.90 euros/m2.
Naples
In Naples there are two areas that exceed the average rent in the city by a good margin. These are the prestigious area of Posillipo-Chiaia-San Ferdinando (14.20 euros/m2), and Vomero-Arenella (13 euros/m2). In the historic centre, average rent is around 12.50 euros/m2.
Palermo
Property rental prices in the Sicilian capital are lower than in Naples. The most expensive area in Palermo to rent a house is Tommaso Natale-Mondello-Arenella (9.80 euros/m2) followed by the historic centre (9.10 euros/m2) and Montepellegrino-Libertà-Politeama (7.50 euros/m2).
