To answer this question, idealista/data has drawn up a report to rank the top 20 municipalities generating the most leads (email contacts and shares) per listing and those where the average final sale price is highest. Let's find out what the scenario is that emerged from the data on the second quarter of 2022. These are the most expensive and most popular locations to buy property in Italy in 2022.

The most expensive places to buy property in Italy

The top step of the podium of the most expensive locations in Italy for those looking for a house to buy in the first quarter of 2022 is occupied by Forte dei Marmi, where the average sale price of a house is 1,416,294 euros. Second place in the ranking is occupied by another Versilia municipality, Pietrasanta, where the average property price for homes for sale in 2022 is 570,774 euros.

Completing the podium, in third place, is Alassio, on the splendid Ligurian coast in the province of Savona, where on average it is necessary to shell out 453,215 euros to purchase a residential property in the first half of 2022. Venice (433,257 euros) and Camaiore (also in Versilia, with an average sale price of 399,370 euros) also enter the top 5.

Generally speaking, in the top 10 of the most expensive places to buy a house in Italy in the second quarter of 2022 there is a large representation of tourist resorts, a favourite destination for those looking for a second home in an exclusive location. Among the towns responding to this identikit are Lerici, Riccione and Desenzano del Garda. The cities of Florence and Milan, where average sale prices exceed 350,00 euros, also make up the top 10 positions.

To be taken into consideration by the report are the municipalities that have an average asking price of over 900 euros/m2 and for which there is a stock of property for sale listings of over 1,000 units on idealista. The study also shows that the asking price of a house for sale on idealista in Rome, not included in the top 20, is 275,289 euros on average.
